The part nobody sees

Why the base under your floor matters

Almost every flooring problem that shows up months after fitting — peaking, gapping, a hollow-sounding patch, a ridge you can see under LVT — traces back to the subfloor, not the floor covering itself. A flat, dry, properly prepared base is what makes the difference between a floor that looks good on day one and one that still looks good in five years.

That's why every estimate starts with an honest look at what's underneath, whether that means a self-levelling pour on concrete or a ply overboard on an old timber floor. See Screeding and levelling and Ply boarding for how each is done.

Room by room

Which floor suits which room?

  • Kitchens

LVT copes with spills and is water-resistant on the surface, so it suits a kitchen splashed daily. Engineered wood suits a kitchen where you want real timber, as long as spills are wiped up quickly.

  • Bathrooms and utility rooms

LVT is usually the safer choice. It is water-resistant on the surface, though the joins at the edges and round a toilet base still need sealing well.

  • Hallways

A hallway needs a hard-wearing floor. Laminate with an AC4 wear rating suits a busy family hallway, and lacquered wood boards wipe clean easily.

  • Living rooms and bedrooms

Laminate suits dry rooms such as living rooms and bedrooms. Wood planks or a herringbone pattern give real timber underfoot.

  • Homes with dogs

Claws will mark a wood floor over time. LVT is softer and quieter underfoot, and wet paws won't harm it.

  • Flats

Many leases for flats above other homes ask for acoustic underlay under a hard floor, to cut the footstep noise carried to the neighbours below. Check your lease first.

  • Underfloor heating

Engineered wood is the usual choice over underfloor heating, because its layered core moves less than solid wood. Most LVT works over it too, within the maker's temperature limits.

  • Garages and home gyms

Interlocking tiles clip together on the existing concrete and suit garages, workshops and home gyms.
